Back-to-School Backpack & School Supply Drive!

Its an Unbelievable Time to Buy a Home!

We all know that the housing market has struggled over the last few years, but even during those times there were bright spots for buyers and sellers with the first rays of sunlight breaking through to show the end of those struggles were in sight over the last year. Today, we are in the midst of a strong housing recovery and we can see the evidence all over South Central Kentucky.

Nationally, The S&P/Case Shiller composite index showed U.S. single-family home prices rose in March by the largest amount since April 2006, while new-home sales in April rose to their second highest level since the summer of 2008, according to the U.S. Census Bureau.

Here at home, The number of homes SOLD in the Somerset-Lake Cumberland Board of Realtors area is up 16% in 2013 from January to June over the same period in 2012 with 295 Homes SOLD! Median home prices have fallen from $89,000 to $85,900 over that period as well. In the Cumberland Valley Board of Realtors area, home sales are up 18% in 2013 from January to June over the same period in 2012 with 225 Homes SOLD and median home prices have fallen from $108,500 to $98,000. Again, sellers see their homes sold in less than 4 months when priced less than $125,000. 

In the Madison County Board of Realtors area, home sales are up 7.5% in 2013 from January to June over the same period in 2012 with 416 Homes SOLD! Median home prices have fallen from $122,900 to $121,000 over that period as well. Sellers here see the fastest sale of their home than any other market we serve, with the average days on market hovering below 4 months on homes priced below $175,000.
